Case Studies for Real Estate Market Analysis

Real estate students now have an excellent source for using case studies to analyze real estate markets. Real Estate Market Analysis: Methods and Case Studies focuses on practical “how to” information on evaluating property types.

Topics covered in the book include: defining market or trade areas, finding economic and demographic data, the importance of field work, use of consumer surveys, and evaluating supply/demand balances.

Case studies (condensed from actual market studies) are utilized in a variety of sectors: residential, retail, office & industrial, hotels & resorts, and mixed use.

New Real Estate Database – CoStar

The Nestlé Library now has a subscription to one of the premier commercial real estate databases in the world. CoStar offers a comprehensive range of commercial real estate information, including market reports, space available for lease, comparable sales information, tenant information, properties for sale, analytic information, data integration, property advertising and industry news.

CoStar is only available on one computer terminal in the library; there is no remote access. To use CoStar, please contact a member of the Nestlé Library reference team at hotelref@cornell.edu.


Impact of Economy on Hotel Sales Transactions

The hotel real estate market has felt the effects of the struggling global economy. The following graph, with data supplied by Hotel Brokers International, depicts average price per room for all hotel transactions.

The biggest factor in the significant decline from 2007 to 2008 was the drop in price per room of upscale and luxury hotel sales. Price per room for economy and mid-market hotels was mostly unchanged from 2007 to 2008.

Hotel transaction data can be found in a publication titled TransActions Recap, which includes detailed hotel sales comparable data and analysis. TransActions Recap can be found in the Hotels & Resorts section of the Nestlé Library reference collection (call number TX911.3 R2 T77).


Recession Equals Opportunities for Investors

Participants in last month's Cornell Real Estate and Finance Roundtable.

Amid the current economic recession are opportunities for astute investors, according to participants in the second annual Cornell Real Estate and Finance Roundtable, held last month in New York City. The roundtable was conducted under the aegis of the Cornell Center for Hospitality Research and drew more than two dozen participants.

Several industry experts shared their view of the current conditions and the prospects for recovery. For some, the current downturn adds a dose of reality to capital markets. Michael Medzigian, Chairman and Managing Partner of Watermark Capital Partners, pointed to the “irrational” capital markets of 2006-2007. “Something was wrong when owners were borrowing 80 percent loan to value at just 110 basis points over Treasury rates,” he said.

The Giant Pool of Money

For years, financial firms have been willing to loan large sums of money to people with insufficient assets or income to pay back the loans. It’s called subprime lending and it has had a significant effect on the mortgage industry. About 21 percent of all mort­gage originations from 2004 through 2006 were subprime. And now – surprise! – many of those borrowers are unable to make payments on the loans, resulting in real problems for many financial services companies. It’s not a coincidence that the current financial meltdown is centered in the U.S. housing market.

Need a simple but thorough explanation of the whole mess? National Public Radio (NPR) recently produced a show called The Giant Pool of Money that tells the story of how the U.S. got into the housing crisis and how it effects the current turmoil on Wall Street.

Published by the Urban Land Institute and the International Council of Shopping Centers, this data-packed volume provides authoritative figures from hundreds of centers in the U.S. and Canada.

The 2008 edition includes more detailed income and expense categories, and provides reports by region, center type, and age - drawn from nearly 20,000 stores.
